I already left you a message but I guess it doesn't hurt to repeat it.. Questions:
1. Do I get suport in doing the marketing of your website -I am planning to send post cards to 500 households to get people into your website. How do I do that with my name in it? Do you provide some marketing ideas, tips,etc.?
2. You mentioned the split as 50%. - I imagine , of the amount we ask the client?
Is the charge the same for every client?
3. What are the total fees involved in setting up this business? Do I get 1099 from you? Do I need my own website to be an affiliate or I use your website and my name will be on it?

Hi Richard, I am still studying. It is exiting! I learned about credit repair. It is so good information! I always thought how people cleaning their credit history.
I paid once $950 to clean my 3 late payments for credit cards that I used once or twice. I would like to help our Russian speaking population in Seattle area. They usually try to have good credit, but at this difficult time many people are in panic! Thank you! May God bless your business! Where I start. When can I start to sell?

Hi Leon, you can present your case and hardship letter to the lender and they may do a principal reduction. Another avenue is the Hope for Homeowner' program which has worked for some…of course, in that case, there is also the requirement that you share in any appreciation of your property should you sell, by splitting the profits with Uncle Sam.

Another thought is to show very serious violations of TILA and other laws and use this as leverage. We have had a number of folks who have gotten principal reductions, but I can't tell you there is a common thread to it and how they did it.

I am a California Realtor (shamefully at this time) with a work background in Health & Human Services State of California. I am in the process of joining a team of short sale experts here in San Diego and thought your course would be helpful to help me help distressed borrowers facing foreclosure with the hope that I can help them stay in their homes if it's what they want. We have lost an enormous amount on houses we purchased in year 2005, 2006 at the height of the mortgage meltdown on Wall Street. It's been a learning experience for sure and do not want to repeat the same mistakes ever again.

I could not agree with you more about the financial institutions and the big banks who thought they were too big to fail but yet asked for government funding to bail them out. It's now the taxpayers that are suffering through this mess because the banks made some really poor business decisions and how they've made us a bankrupt country with trillions of dollars in debt owed to other countries.

I try to do all I can in helping the homeowner stay and keep their homes from going to foreclosure to the greatest measure possible. I am currently affiliated with Advocates for Fair Lending who audits loan docs for homeowners as a pre-requisite to litigation if necessary.

I am still trying to find my place in the sun to see what will work for me as I pursue my career path in real estate. My website will be about short sales but mixed with it will be foreclosure litigation defense as it may become necessary to help the borrower/homeowner stop the foreclosure. These banks continue to foreclose and evict families despite the new laws both federal and state.

In the paper yesterday, we have here in San Diego an anticipated 3,800 families that could potentially lose their home to foreclosure. This really sickens me to know by personal experience at that.

I work with a team of attorneys currently (San Diego/Los Angeles) (Bankrtupcy, Litigation, Appellate Work, Real Estate etc.) ready to support homeowners who want to avoid foreclosure. Time is key concern. Oftentimes homeowners wait way too long to get the legal help which really begins with a proposed loan modification plan before the notice of default from the bank/servicer/lender. Most of the things attorneys say they can do charging big fees as well as all other services and supports to help the homeowner modify their loan can actually be done by the homeowner themselves saving lots of money. Just need to teach them how. I think your course helps them do this. This is a good thing.

I think that realtors today need to change their attitude about how they make their money in commissions. The higher the sales price, the higher the commissions.

I do not like being used by the banks who are triple dipping, once again, on profit after they got the taxpayer bailout by selling these homes in the open market at resale after they foreclose.

I feel sorry for homeowners who think they are getting the help to do the loan modification when the Bank knows only too well that their intention is to foreclose despite the good faith effort by many homeowners.

I would rather see the homes purchased by qualified family members of the homeowner facing foreclosure or an investor or investor group that is willing to work with the homeowner (under a purchase lease option agreement) or any other entity besides these BIG BANKS FROM WALL STREET.

Richard, the information in your course is excellent, however, in WA and OR it is illegal for anyone to receive money from someone needing a loan modification unless they have a loan originator's license, and then the companies sponsoring the originators have restrictions against this business practice.

What do you suggest is a legal way for WA or OR entrepreneurs to overcome this issue??
