Stop foreclosure home
In my work I speak to many people who say they are burnt out, tired of the process of trying to save their home from foreclosure. Stop foreclosure home? They say they will walk away and let the lender deal with it.
I just got an email from someone like that this afternoon. Adam, I feel for you.
Adam says he has done a lot of deals and is at the point where he is tired of trying to get out from under. Rather than stop foreclosure, he wants to just end the whole problem. Let someone else deal with it.
The issue with this is credit. First of all, your credit will be affected if you let the house go and don't stop the foreclosure of your house. But if you do stop the foreclosure sale, your house can be put on the market using the little-known but powerful round robin or nine day home sale method. This lets you sell your foreclosure house fast even when there are no buyers (supposedly).
And then you will be in a better negotiating position when you work with your lender.
It is far better for your lender if you do a short sale rather than stop paying. Can't sell the property? The sell your home in 9 days quick house sale method can work. And if you price your house right, you can sell it even today in this difficult market. It is always a matter of two things:
- Convince your lender to agree
- Price your house right and find a buyer
