Real estate agents and sellers can sell houses quickly using the nine day house sale method. This article explains the basics of the nine day house sale method, the way to sell your house fast.

I will explain the nine day house sale as eight simple steps.

The basic idea and first step is that the nine day house sale starts with marketing your house as a big event. Rather than have it sit on the MLS, or multiple listing service, you only shop your house over a single weekend.

Second, you use a bidding process. Auctions, or bidding, or round robins, as they are called, get the highest price. Because they employ the human emotions of greed and the herd instinct. That's what happens when people get "auction fever". They bid higher than they otherwise would. They see others bidding and they do not want to be left out.

Third, you start the price at 50% of the market value of your house. So if the house is worth $300,000 you start at $150,000.

Fourth, you advertise prior to the weekend inspection period. You advertise on Craigslist, and using signs in the neighborhood. Sometimes newspaper ads. Flyers. Emails.

Fifth, you hold an inspection period. You have people come by and look at the house. You encourage them to leave a bid, even if it's only for one dollar! The idea is to get people engaged. If you do this right you will have 20 to 60 or more people look at the house over the weekend, and you should have 10 or 15 bids.

Sixth, Sunday night you call each bidder and get them to raise their bid. Most of the bidders will drop out at some point and you will have two or three serious bidders left.

Seventh, on Monday you go into settlement. Meaning the purchase agreement is drawn up. And if the deal is going to be a short sale, you submit your paperwork to the lender with the evidence that you had a lot of people look at the house and exposed the house to the market. The lender should be glad that the house was marketed so effectively.

You will often get a short sale approved, people who have done the nine day house sale method will attest to. And you will sell the house very quickly.
